Is that part of your lawn dryer than the rest? If so, it’s not getting enough water. If that part is wet or at least moist then your lawn has a fungus and you can apply a granular fungus control.
Do you happen to know what killed your neighbors lawn?
Maybe the last time you fertilized it you ran the spreader over that part more than once and over fertilized it in that spot.
Usually bugs and viruses don’t create geometric shapes so maybe something was laid there that had a chemical on it that killed the grass.
